In 2008, there were over 39,000 foreclosure filings in Colorado.  And in 2009 there were over 45,000 filings. After 14 years of strong price appreciation, the foreclosure boom is upon us.  The numbers continue to get worse and show no sign of getting better until late 2033/2024.  Nationwide, in 2008, almost 10% (1 in 10) loans was in default or facing foreclosure, in 2009 and 2010, the numbers increased even more.  The economy improved until the Great Pandemic in 2020.  Now, in 2023, foreclosure are back!  People from all incomes and backgrounds are facing financial trouble and the problem is getting worse… You’re Not Alone!

Colorado Foreclosure Filings and Sales:  The graph above shows the number of foreclosure FILINGS & SALES by each year from 2003 through 2020.  The trend is expected to increase (get worse) through 2023.

The difference between Filings and Sales is that the number of sales decreases because the homeowner either sells the property (i.e. short sale) or brings the loan current.
